1. What We Provide
Birdzeye Inc. provides real estate acquisition services in Charlotte, North Carolina and the surrounding markets:
- Property evaluation — we review a property you bring us and tell you what we can pay for it, at no cost to you.
- Direct purchase of land — vacant land and residential lots, including inherited, absentee-owned, and long-held parcels.
- Direct purchase of houses — dated, distressed, and deferred-maintenance properties, bought in as-is condition.
- Lot sales to builders and buyers — sale of parcels we own to qualified builders whose criteria they match.
We are a principal buyer, not a brokerage. We do not list property, do not represent you, and do not charge you a commission. See our Terms of Service.
2. How Service Is Delivered
Step 1 — You reach out
Call +1 (704) 756-0576 and our AI voice assistant collects the property address, your contact information, and basic details. Or submit the contact form and we will reach out to you. Either way, this step is free and creates no obligation.
Step 2 — We evaluate the property
We pull public parcel, tax, deed, and zoning records, review comparable sales, and assess condition and access. For some properties we will ask to walk the site or schedule a brief inspection.
Step 3 — Our team follows up by appointment
A member of our team calls you at a scheduled time to walk through the number, explain how we arrived at it, and answer your questions. You are free to decline, negotiate, or think about it.
Step 4 — Written agreement
If you accept, we put the terms into a written purchase agreement. As stated in our Terms, nothing is binding on either side until that agreement is signed by both parties.
Step 5 — Due diligence and closing
Title work, survey (if needed), and any agreed inspections are completed, and the transaction closes through a licensed closing attorney or title company in North Carolina. Funds are disbursed by that closing agent, not by us directly.
3. Response & Confirmation Timelines
- Voice assistant: available 24 hours a day. Your details are captured immediately.
- First human follow-up: within one (1) business day of your inquiry, during Monday–Saturday, 8:00 AM – 7:00 PM ET.
- Property evaluation: typically one to three (1–3) business days after we have the information we need. Complex parcels, title problems, or estates can take longer, and we will tell you if they do.
- Closing: usually two to four (2–4) weeks after a signed agreement, depending on title. If you need more time — to move, to settle an estate, to finish a season — we will structure around your date.
These are typical timeframes, not guarantees. If something slips, we will tell you rather than let you wonder.
4. Fees & Costs
- Property evaluation: free. We never charge for looking at a property or giving you a number.
- No commissions or listing fees are charged by us to a seller. We are the buyer, not an agent.
- No application, processing, or service fees. We do not collect payments, deposits, or card details through this website.
- Closing costs are allocated in the written purchase agreement. Where we agree to cover them, that will be stated in writing before you sign.
- Your own costs — payoff of liens, unpaid taxes, and your attorney or advisor fees, if you engage one — remain yours unless the agreement says otherwise.
5. Offer Validity & Withdrawal
Unless we state a different period in writing, an offer we present is open for seven (7) calendar days. Offers are subject to inspection, title review, and our due diligence, and may be revised or withdrawn before a purchase agreement is signed — for example if title problems, undisclosed condition issues, or access limitations turn up. We will explain in plain language why.
6. Cancellation
You may stop the process at any time before signing a purchase agreement, for any reason or none, by telling us — call +1 (704) 756-0576, email info@birdzeye.org, or reply to any message from us. There is no cost and no penalty.
After a purchase agreement is signed, cancellation rights are governed by that agreement and by North Carolina law, including any inspection or due-diligence period it provides.
7. Refunds
We do not collect payments, deposits, subscription charges, or card information from customers through birdzeye.org. There is nothing to refund because there is nothing to pay. Any earnest money in a signed transaction is held and disbursed by the closing attorney or title company in accordance with the purchase agreement and North Carolina law — not by us.
If you ever receive a request for payment that appears to come from Birdzeye Inc., do not pay it. Call +1 (704) 756-0576 and verify with us first.
8. Communications During Fulfillment
We will keep you updated by phone and email throughout. If you opted in to text messages, we will also send scheduling confirmations, reminders, and status updates by SMS. You can opt out of texts at any time by replying STOP without affecting your transaction — see section 3 of our Privacy Policy.

10. Changes to This Policy
We may update this policy. The effective date at the top of this page will change when we do. The version in effect on the date you signed a purchase agreement governs that transaction.
